Mandy & Jon’s Journey

Our mission this week took us to Melbourne’s bayside where we were to find a suitable home for a family from Sydney.

Our clients were clear, decisive and were hopeful that we could find them a home that suited their great list of property attributes. However, there was one challenge, finding a modern four bedroom family home near Brighton’s beaches that would fall below their desired budget of $1.4million. Luckily, we knew the agents, the streets, the values and we also knew the the benefits of moving a few kilometres south and focusing on nearby suburbs such as; Hampton, Sandringham and Black Rock.

Black Rock is home to a collection of fantastic cafes, restaurants, shops and other eclectic outlets that any local or visitor can enjoy. It’s hard to get a seat around the prams and the folks in lycra as the cyclists rest at Cafe Corsair as they span the bay on a Saturday. Cafeteria would be one of  our favourites though. It’s a great place to enjoy a light meal with a wine, whilst True South lures the beer drinkers among us. It features boutique brewed beer, tours, tastings and fabulous food to match. And for bridesmaids to be (and those who are searching for the perfect frock to go out in), Drop is a great for old fashioned service where the girls will help you find just the right dress.

These local gems are nestled between Balcombe and Bluff Roads, where you can catch a glimpse of the bay and enjoy the hum of the village at every turn. Our lucky buyers managed to secure a property within walking distance from the heart of the village. Local building company, InForm have been constructing homes in the area for the past two decades and are the masterminds behind this particular property.

Their now family home on Tandara Court offers them everything on their wishlist; from great open plan living to the right number of bedrooms and bathrooms for their little boys. Our clients knew at first glance that it was the one for them. Likewise, we were able to negotiate at a level that was arguably $70,000-80,000 below our estimated price. Timing, their vigilance and budget caps made for an exciting negotiation but in the end they secured a wonderful home.
