Mia’s Journey

Mia* and her partner were passionate about property. Both had previously used the services of a Melbourne Buyers Agent, but after listening to Ben and Bryce on The Property Couch and having an initial chat with our Buyer Agent, Christa Batt, they were convinced their wealth-building journey would flourish with the support of Empower Wealth. Mia was intent on using a newly-formed Self-Managed Super Fund (SMSF) for her investment property.

 

The Search Process

Because Mia wanted an investment for her Self-Managed Super Fund, there were restraints around the property conditions and budget. In light of this, Christa targeted properties that suited the yielding numbers of the super fund, while also setting the bench mark for capital growth. This way, the investment strategy ensured future tenants would assist with the costs of the property and the property itself (particularly its location) would take care of the longevity of returns.

 

The selection

Having access to Empower Wealth’s research data and using her own extensive network of agents, Christa found an ideal investment grade property that met the criteria. Tucked away in a quiet suburban street, yet close to transport, the location was desirable to both owner-occupiers and renters. Given this, it was a sought-after purchase in the market and, most certainly, an asset worth holding for Mia and her partner.

 

The Negotiation

Given the boxes it ticked, it was no surprise that the auction was a competitive one. Thankfully, as an experienced Buyers Agent, Christa had seen her fair share of bidding wars and was no street-wallflower! With useful auction tactics and a clear mind, Christa was able to outbid the competitors and purchase the property at a great price. Mia and her partner were able to walk away with the comfort of prospective tenants not being too far behind! In fact, prior to settlement, there was ‘quite the choice’ of tenants to choose from!

 

The Pre and Post Settlement Service

As is the way with all of our clients; after the property was purchased we coordinated the building inspection and all contract reviews. This meant making sure all negotiations made, including additional contract conditions and various maintenance items, were checked and carried out correctly. We assisted with property managers and made sure everything was in place for Mia and her partner.
