Kevin & Lisa’s Journey

Kevin and Lisa*, a lovely couple based in Melbourne, were eager to build their property portfolio after lengthy discussions on their life goals. They dreamed of all the good things in life: more time with loved ones, happiness, security and balance. Realising that building a property portfolio would positively affect these things, and might also give them the freedom to travel and live the lifestyle they’d worked hard for, Kevin and Lisa consulted our services. Understandably a little nervous, but armed with their Property Wealth Plan, they remained committed to the journey.

The Search Process

Looking for an asset that would grow in value overtime, Kevin and Lisa began searching for a property located in the gentrifying suburbs of Melbourne. With the expertise and experience from Lisa, they understood that in doing so would tap into fantastic capital growth opportunities. From here, they discussed the possibility of buying an off-market property, before viewing a handful of properties going to auction.

The selection

After a relatively quick viewing process, Kevin and Lisa came across a truly gorgeous townhouse close to several parks and cafes. It was the investment property they were after! Nestled on a subdivided block in Spotswood and only a 12 minute drive to the city, it ticked the location box needed for capital growth. Combined with the fact that it was accessible to transport, of high quality and would likely remain a key player in years to come, made Kevin and Lisa’s selection all the more easier.

The Negotiation

Although Kevin and Lisa had made the decision to invest in the beautiful townhouse, it didn’t make it a sure thing. The property was selling at auction and even though our buyers’ agents are the best at what they do, no one can predict a sure win at auction. With Linda by Kevin and Lisa’s side, they were able to navigate through the street theatre and knock out the other competition. They won the auction. On top of this, Linda followed through with further expertise; negotiating additional conditions into Kevin and Lisa’s contract. With a handshake to seal the deal, Kevin and Lisa had secured their first investment grade property.

The Pre and Post Settlement Service

As is the way with all of our clients; after the property was purchased we coordinated the building inspection and all contract reviews. This meant making sure all negotiations made after the auction, including additional contract conditions and various maintenance items, were checked and carried out correctly. We assisted with property managers and made sure everything was in place for Kevin and Lisa. Both of them were ecstatic with the result! Another win!
