Julie’s Journey

Julie* moved to Melbourne from Sydney because of a busy corporate role. After speaking with several local buyers agents, Julie selected Empower Wealth’s Buyers Agent, Christa to achieve her goal of an owner occupied property close to her work address and close to all of the action.

The Search Process
At the Initial Consultation and the Set to Buy Meeting, we dug a little deeper and fine tuned Julie’s brief. Focusing on hipster inner city suburbs, it was a process of elimination to present quality assets for her final selection.

The Selection
Looking for a trending suburb and a modern dwelling were key elements of Julie’s personality. As such, there were a lot of fun and laughs along the way and we can forgive Julie for being a Sydney Swans supporter because she promised to name her new dog after Christa’s favourite football player, Cyril Rioli.

The Negotiation
ba-julieThe selected property was a 2 bedroom apartment, beautifully located next to the Yarra River and only 500 metres from the tram stop. It ticks all the boxes and provides the lifestyle amenities at Julie’s fingertip. But we knew we were not alone and knew competition would be strong with this property so we concluded that in order to eliminate competition not yet introduced to the property, was to make an offer on the property prior to auction.  Still competing against two other parties, Christa was able to negotiate terms suitable and acceptable to the vendor prior to auction, whilst working into the contract compensation for some outstanding body corporate issues.

The Pre and Post Settlement Service
Ecstatic with her purchase and after a lot of champagne, Julie finally moved into the home of her dreams and is now looking forward to finding her new pup Cyril.
