Ellen and Diana’s Journey

Ellen and Diana* were repeat clients and was introduced to Empower Wealth some years ago. They’ve previously completed a thorough Property Portfolio Plan and our Buyers Agent Team has helped them secure their first property.  Having been impressed by that and to maintain discipline in adding to their property portfolio in line with their Property Portfolio Plan’s yield and growth targets, investment property number 2 was underway.

The Search Process
Since we’ve built their Portfolio Plan, we were well aware of the strategy and brief for this property. To achieve their retirement goals, property no.2 needs to be in a high yield location within our researched suburbs.

The Selection
At Empower Wealth, we believe that diversifying within the portfolio is essential to the overall strategy. So our main focus were to look for an established units in locations that would achieve our targeted numbers around yield and growth. Several great options were presented and the final selection was this 2 bedroom flat with a private courtyard in the title and only 10 minutes drive away from Adelaide CBD. The private courtyard was a huge advantage as it will contribute to the asset’s future growth.

The Negotiation
Our price was negotiated down from the asking price through offer and acceptance. We did face some hiccups along the way and identified a minor building defect. Considering all the pros and potential of this property and after consulting with Ellen and Diana, our Buyers Agent went back to the negotiating table and struck a new deal to compensate Ellen and Diana for the defect’s repair.
