Kristen & Jenny’s Journey

A recent success story that I can share belongs to two wonderful clients, Kristen & Jenny*, who have repeated their journey with us as they purchased their second investment property based on their portfolio plan. The brief was an exciting one – we could spend up to $530,000 and we needed to find gross rental returns greater than 4%. We targeted a higher yielding part of Melbourne; Kensington, where the combination of both growth and yield is proving to be quite attractive. The key to Kensington is understanding the breadth of the suburb and how it varies because there are some parts that are more attractive prospects than others.

I was able to secure a two story, two bedroom townhouse with balcony and courtyard, overlooking great parklands in a lovely street not too far from local station and shops for $530,000. We had competition and we acted swiftly and decisively while also managing to negotiate early access for their property manager to get started on the advertising campaign. Within one week of settlement our clients had great tenants and their gross rental yield is just above 4.4%. A great result!
