Cameron’s Journey

Cameron* worked in a high-profile banking position in Sydney and discovered Empower Wealth after listening to The Property Couch podcast, prompting him to engage in our Buyers Agents service. Already armed with a property portfolio, it was identified that Cameron had cocooned himself into believing yielding properties best suited his long-term goals. Upon inspection of this portfolio, our Buyers Agent, Christa Batt, noticed that his yielding investment properties were taking care of the cash flow, but they lacked progressive capital growth. The Search Process

For this reason, Christa steered Cameron into a different direction of property investment thinking … the rewarding long game. As this was a great leap from his comfort zone, Christa spent time educating Cameron about the mindset change from “debt” to “quality blue chip, growing in value investment”. The focus now turned to assets that targeted capital growth. Cameron and Christa kicked off their search in inner city Melbourne.

The selection

After eliminating several inner city properties, a stunning character home—a freestanding Victorian—was found in Kensington. A city-fringe property, it was full of natural light and close to different modes of transport and all the lifestyle amenities. And it grinned with capital growth potential! With it, Cameron could add a long-lasting property to his portfolio that would build passive income for life.

The Negotiation

The property was secured at auction, thanks to Christa’s astute bidding tactics. Not long after the purchase, similar properties in the area were achieving higher prices, which was a warm comfort for Cameron, having trusted Christa’s experience in strategic investing. Many conversations continued during the settlement period of what had sold and what was comparative, and Cameron was now fully on board with his new investment strategy! Finally, a quality tenant was found within a week of settlement at a yield higher than anticipated, sealing the sweet spot between growth and yield.

The Pre and Post Settlement Service

As is the way with all of our clients; after the property was purchased we coordinated the building inspection and all contract reviews. This meant making sure all negotiations made, including additional contract conditions and various maintenance items, were checked and carried out correctly. We assisted with property managers and made sure everything was in place for Cameron. Another win!
