Sydney based professional couple, Brad and Mary*, were eager to become borderless investors. They set their heights on the Melbourne market not only to achieve high growth opportunities from their investment, but also to establish a base interstate for personal use when needed. Successful in their careers, both Brad and Mary dreamed of a holiday home to escape to, allowing more personal time together and a much needed break from their busy lifestyles. They also sought the security of an investment grade property if ever there were that rainy day.


The Search Process

After a Property Portfolio Plan was developed for Brad and Mary (as is the case with all of our clients), with the help of our Buyer’s Agent, Linda Blaschka, they targeted Blue Chip and gentrifying suburbs close to the city. Often, landing on properties in an inner city suburb that used to be a bit grungy but is now a cool ‘everybody wants to live there’ area is a sign of future growth opportunities. It also suggests that those who can’t afford to buy, rent instead; making finding tenants, now and in the future, a breeze. Brad and Mary were keen to explore this gentrifying option.

The selection

Thanks to Linda’s seemingly-magical ability to find property in a prime location, a wonderful Brunswick East townhouse was chosen. One of only a few—it was nestled close to all the lifestyle drivers we look out for when securing an investment grade property—the selection was a smart one. After all, if you’re not too far from the city, close to public transport, cafes and shops, schools and in a gentrifying suburb … you’re on the road to capital growth already! Brad and Mary agreed with the choice and the selection was made.

The Negotiation

Simply choosing a suitable investment property doesn’t make it a sure thing. Given the Brunswick East townhouse was on the market for auction—and it was bound to generate a lot of interest and competition—strategic steps had to be taken for Brad and Mary to secure it. For this reason, Linda negotiated on a price prior to auction and the vendor accepted. The property was Brand and Mary’s wealth-building machine!

The Pre and Post Settlement Service

As is the way with all of our clients; after the property was purchased we coordinated the building inspection and all contract reviews. This meant making sure all negotiations made, including additional contract conditions and various maintenance items, were checked and carried out correctly. We assisted with property managers and made sure everything was in place for Brad and Mary. They were ecstatic to sit back and watch their money grow! Another win!
