Billy & Shelley’s Journey

Four months ago I bought two side by side units in Frankston for two lovely clients of ours. They had the clear intention of doing a great renovation on both to boost the returns… but little did they realise that they would create two aggressively strong cashflow-positive properties which also unlocked some depreciation benefits.

The negotiation resulted in a purchase price (each) at $262,500. They stripped out the carpet in  return for polished floorboards, created ample and practical cupboard space in the kitchen, and gave the property a contemporary finish with cleverly selected pieces.
Investors often envision themselves in the kitchen and hence tend to renovate more than they need to. Both Billy and Shelley* had a clear idea on what they wanted to achieve and how much they were willing to spend. These stunning before and after photos are testament to our hard working couple who completed this renovation on a $20,000 budget – and now they can look forward to a return of $330pw for the renovated unit!
