Ben & Sarah’s Journey

Ben and Sarah* were listeners of The Property Couch and decided to get in touch with us for tailored property investment advice. Little did they know that they would soon become one of our success stories! Their initial consultation with us was with our Buyers Agent Christa Batt, however it was observed early on that Ben and Sarah would absolutely benefit from a Property Portfolio Plan to create a realistic budget for their next investment property. They could see real value in this too, because although their passion for property was high, the process navigating this wasn’t so clear.

 

The Search

Armed with their Plan, Ben and Sarah met with Christa again, knowing they had an achievable strategy behind them. Aside from the safety that comes from mapping out a long-term vision for Ben and Sarah, it also meant that Christa was able to get a clear indication of their budget, time frame and target. From the groundwork of our Property Investment Advisor, they were guided into a yield strategy to maximise their cash flow, while also targeting a balanced growth. For this reason, Christa focused her search on units in Queensland where property prices are accessible for Ben and Sarah’s current financial situation.

The Selection

After missing a few properties initially, Christa managed to find a suitable property in Labrador, Queensland, within Ben and Sarah’s budget. The 2 bedroom ground floor unit had a great yield return of over 6% and was close to the lifestyle drivers that contribute to capital growth. This property was quite the find as high yields like this, in property markets where growth can also be consistently contained, are becoming a thing of the past. Although it required the resources and research of Christa, it was the patience and persistence of Ben and Sarah that was to be commended.

The Negotiation

Christa not only used her negotiation skills to lock in the property for Ben and Sarah, but also she addressed the issue of getting a tenant in place as soon as possible. With low vacancy rates within the area and inspections prior to settlement— with over 8 couples attending the first open — a tenant was snapped up, securing a great rental price for Ben and Sarah!

The Pre and Post Settlement Service

As is the way with all of our clients; after the property was purchased we coordinated the building inspection and all contract reviews. This meant making sure all negotiations made after the auction, including additional contract conditions and various maintenance items, were checked and carried out correctly. We assisted with property managers and made sure everything was in place for Ben and Sarah. Congratulations to you both, you are now on the road to creating wealth through property.
