Qualified Property Investment Advisor
Rachel is a Qualified Property Investment Advisor (QPIA). She spent her 20s touring Australasia in commercial Musical Theatre but backstage built Excel spreadsheets to analyze investment property potential through renovation and by 30, owned a multimillion dollar portfolio across Sydney, Melbourne & Brisbane.
She bought her first property at 26, in Brighton-Le-Sands in Sydney, midway through the current property cycle. After performing a small cosmetic renovation (painting, flooring, updating), she increased the rental price by $100 a week and the property became positively geared on completion. Shortly afterwards, she bought an original condition property in Moonee Ponds in Melbourne and undertook an ambitious full-gut renovation.
While sleeping on the floor throughout the renovation on a foam mattress, and working full time, she spent nights and weekends laying floorboards, “spackling” walls, designing kitchens and managing tradesmen. This provided $180,000 growth upon completion (minus costs), and a rental uplift of $150 p/week. This instant equity allowed the purchase of a house in Kangaroo Point, Brisbane. Although early retirement was never the aim, this current position would allow her to retire, debt free, by 45 on $170,000 passive income.
After listening to The Property Couch podcast, and realizing the integrity and passion upon which Empower Wealth is predicated, she reached out to determine how she could help others experience the same power, freedom and choice that come from Property Planning and Wealth Creation that she has enjoyed. She also has a Bachelor’s Degree in Psychology (Statistics) from The University of Sydney and a Diploma of Performing Arts.
Rachel has lived in every major capital city in Australia and loves using this knowledge to provide insight into market variances. Such on the ground experience, combined with statistical analysis, is vital in helping clients buy into the right market at the right time.
With her astounding accomplishments and passion to help others, she was invited to appear on Episode 130 of The Property Couch where she shared her journey and tips and insights to building a property portfolio on a single income. In her spare time, she enjoys cycling, podcasts and writing comedy for The Chaser comedy nights in Sydney or interviews for ABC Limelight magazine.
